During the acquisition of a site by a developer it is important to be aware of an estimate of development costs to ensure the price paid for the site reflects the cost to develop.
This phase includes a preliminary site visit to determine the obvious constraints, extent and location of services, Council & Service Authority costs, construction costs, consultants required and cost and Local Council planning instruments.
A detailed estimate of development costs is undertaken and presented in a spreadsheet format to allow an easy assessment of the development potential and englobo value of the development site to be established.
